Why can’t I find my home's property value?

    Multiple listing sales are always recorded however, for sale by owner (FSBO) sales are not. The most common way to assess the value of a home are locating sales within half a mile radius of the subject property, same subdivision or zip code. Typically within the last 3 to 6 months.

    The best way to look up a property's value is with an appraisal. There are two ways an appraiser will estimate the value of a home, a cost approach or sales approach.

    A sales approach would be using sales within the criteria mentioned earlier. A cost approach is the base or average value including updates that have been done to the property that increase its value above and beyond the average comps in the area.
